What’s included with the plan sets and other important
information.
Exterior Elevations: Front,rear and sides of the home all drawn
at ¼” = 1’-0” scale with roof pitch indicators,
roof ventilation notes and material call-outs for siding, soffit
and fascia.
Foundation Plan: Drawn at ¼” = 1’-0” scale
with foundation wall and footing sizes, post and beam size and locations,
floor and deck joist size, spacing and direction.
Floor Plans: Drawn at ¼” = 1’-0” scale
with room titles, proposed floor coverings, section indicators,
floor joist size, spacing and direction (if applicable) and door
and window call-outs with approximate rough openings. Special attention
given that dimensioning is complete and accurate.
Typical Wall Section: Drawn at ½” = 1’-0”
scale with material call-outs for wall , roof and floor systems
including R-values for insulation.
Building Sections: Drawn at ¼” = 1’-0”
scale with proposed roof system (size and shape of trusses or hand
framed), floor to ceiling heights, stair system notes, plate height
differences and selected interior elevations.
Details: Drawn at ¾” = 1’-0” scale or larger.
Details are arranged in and around related elevations, sections,
etc. for easy reference. These include soffit and fascia, exterior
decks and railings and exterior trims.
Interior Elevations: Drawn at ½” = 1’-0”
scale showing proposed kitchen and bath cabinetry, built-ins such
as bookcases, soffits and any special “plant ledges”
or niches.
Electrical Plans: Drawn at ¼” = 1’-0” scale
on floor plans void of dimensioning, notes, etc. for ease of use.
Locations of switches, lights, outlets, smoke detectors, etc. are
proposed and should be verified with local electrical contractor
that they meet or exceed code.
Note: Due to regional variations, local codes, methods of installation,
availability of materials and personal preference, it is impossible
to include detail on plumbing and heating. The ductwork, venting,
etc. will vary depending on the type of heating and cooling system
used. Check with your local contractor and/or suppliers for options.
All of the plan sets are printed on reproducible, erasable vellum.
In some cases, minor modifications to your plans by your local designer,
architect or engineer may be required to meet local conditions and
codes. Also supplied is a License Agreement which allows you to
make copies as needed for construction.
All Strictly Lakehomes plans are drawn using a CAD program for
optimum accuracy and clarity.
Reverse plans are available upon request at no additional charge.
The complete plan is mirrored including all dimensions and text.
Orders are filled within 48 hours of receiving confirmation and
are shipped UPS ground, arriving in 3-5 business days. Since it
is possible to make illegal copies of the plans you receive, no
refunds are given. Please make sure of your order before placing
it.
All of the plans are designed to meet or exceed national building
standards. However, state and local building regulations vary from
region to region. Plan changes may be required to comply with local
codes such as snow loads, energy loads, seismic zones, etc. Prior
to construction, consult an architect or engineer, and your local
building official to verify compliance. Note that certain states
require the services and seal of an architect registered in that
state.
